Gabriel Liberty called the meeting to order shortly after 6pm.
Gabriel explained that the Rules and Regulations for our community need to be updated. There are
several rules established by DR Horton (the original developer) that many people do not follow and
most people probably do not care about. For example, only white Christmas lights are permitted
according to the rules, but it is apparent that this rule is not followed. No one has complained about
that rule being broken, however it is not wise to leave rules in place that are not enforced. There may be
other rules that will prove to be controversial. He will post a message to the community asking everyone
to review the rules and make suggestions for changes.

The entrances have been cleaned up and plants trimmed back so that the signage is visible. They are
working on improving the lighting at the entrances as well.
Dead trees in common areas will be removed. Estimates for tree removal have been obtained and the
plan is to pay a company by the day to remove as many as possible. Areas where trees are in jeopardy
of falling on a sidewalk or structure will be prioritized. It will not be feasible to take down all of the dead
trees because there are too many. Any dead trees located in private areas are the responsibility of the
homeowner to remove. Some have suggested that the trees taken down be mulched, but where the
mulch would go is an open question. Homeowners should contact Michelle if they have concerns or
The row of trees that created a visual path to the area behind Rachel Cummings home has been
removed. Trees on Albritton that created a similar situation also have been removed. Eight of these
crepe myrtles were moved to the common area on the corner of Koehane and Harkness. Some filling in
and seeding still needs to be done in the areas where this work took place because the machinery used
was heavy and it rained while this work was in progress.
Some have suggested that the common area at the intersection of Deeds and Harkness (next to the
Cumming’s house) be planted with fruit trees and/or berry bushes or be turned into a community
garden area. It is quite sunny, and some residents do not have enough sun for gardening. Rachel
cautioned the group that fruit trees and bushes take several years to yield fruit and require ongoing
maintenance. Another concern would be irrigation. Another suggestion was a gazebo for this area and/
or a shed for storing community items (such as the movie screen or inflatables that may be used at Fall
Festival). No motions or decisions were made about this issue.
There are concerns about wet areas in common areas and private areas between Randolph Road and
the houses along this road. Homeowners are advised that they should report specific areas if they are in
the common areas and find their own landscaping contractor or engineer to deal with grading and water
Sara handed out an outline of events for the year with approximate costs. Events include: 5K/1 mile
Run/Walk, Memorial Day Picnic, Ice Cream and Movie events, Fall Festival, Winter Celebration.
The Run/Walk would have a goal of raising funds for picnic tables near the playground. The Social
Committee would also like to purchase some reusable signs that could be placed around the
neighborhood to announce and remind people about events.
Gabriel noted that the committee’s budget will easily cover their outlined events. If money is raised for
picnic tables that will help, but we can also use money from the improvements line item. The need for
some kind of portable or permanent shading has also been discussed.
With no other items to discuss the meeting was adjourned at approximately 7:15.
